___________

If you bought a house ten years ago and you’re reading now how the real estate market has changed, you know for sure that your investment decision was a good one – but do you know how good?

We want to make the sale of your house easy

– with our experience, empathy and a lot of commitment

In our everyday life as a real estate agent, we come across a wide range of challenges as to why a house should or must be sold. Sometimes they are personal problems, such as a divorce, loss of work, an inheritance dispute, or simply because the care and maintenance costs have become too much. Sometimes the causes are also due to things that the homeowner cannot influence himself. It starts with the unpleasant and annoying neighborhood dispute, goes over disruptive construction measures in or outside the house or possibly ends with problems with the tax office.

If you sell your house now you can expect a high profit due to the current property prices in 2020. But be careful: if you bought the house yourself as an investment less than ten years ago, the so-called speculation tax is payable on the profit from the house sale. However, if you bought the house 10 years ago or used it yourself, you can expect a high sales profit.

Your own property in Brandenburg?

Brandenburg encloses the German capital Berlin in its center. Together they form the European metropolitan region Berlin / Brandenburg, in which around 6 million inhabitants live. More than a third of Brandenburg’s area is occupied by nature parks, forests, lakes and water areas. The state capital and most populous city is Potsdam, other important centers are Cottbus, Brandenburg an der Havel and Frankfurt (Oder). (→ https://de.wikipedia.org/wiki/Brandenburg)

“Brandenburg is extremely attractive for investors and owner-occupiers. In certain regions it still has many offers and lower entry prices when buying property. The relationship between purchase prices and rents is still balanced. This is mainly due to the population structure, which is still determined by older residents.”

The Brandenburg real estate market offers many opportunities for investors!

Very close to Berlin there are still attractive investment properties that cost 40 to 50 percent less than similar apartments cost in Berlins top locations. Rents are also at a lower level, so that considerable rent growth potential and yields of at least 5-7 percent can be expected for the next few years. The surrounding area of Berlin still offers enough development potential for growth, since there are still lots of free spaces for building.

The exurbs of Berlin are an exciting market, the average prices for properties to be bought are between 3000 and 4000 euros per square meter and the rents are between eight and nine euros per square meter. Since the cost of living is somewhat lower, but the salaries are normal in comparison, the quality of life in the rural regions around Berlin is very high.
