30 Jul Berlin Luxury Property – What’s on the Market?
3 Inspiring and Unusual Homes for Creative Work/Living
London, 30th July 2018 – Berlin has the fastest house price growth in the world according to a new report and its luxury sector is booming.
We have some beautiful homes on the market from classic ‘Altbau’ (old style) apartments that have been fully modernised, contemporary penthouses in the city centre, and some more unusual properties, see below, for creative living: bigger spaces that would make inspiring work/live spaces for entrepreneurs, startups and international companies wanting a base in the city.
Here are three of our favourite luxury properties ready to move into now.
Work/Live Space in Woltersdorf
If you need a bigger home office or somewhere to host private events or wellness retreats check out this former industrialist Great Gatsby style villa in Woltersdorf. With a stunning red brick façade and historic interior architecture, it has been refurbished to restore its period features and extensively renovated to suit a modern lifestyle. Woltersdorf is part of secret Berlin – lesser known areas that have a lot to offer. It has a village community and is surrounded by lakes, a yachting harbour and an extensive forest so would also make an excellent holiday let.
- Getting there: Just 25 minutes direct to Alexanderplatz from the nearby S-Bahnhof Erkner, and less than 30 minutes by car to Schönefeld Airport.
- Purchase price: 2.3m EUR.

Converted Water Tower in Westend Berlin
This 135-year-old Wasserturm (water tower) has an interesting story – from functional building to industrial monument, this former water tower is now a luxurious loft with panoramic views of the city. An ideal space for a creative business – it’s bright and modern with 200 sqm of open plan space under its dome, air-con, a lift and a roof terrace for meetings. One of our more unusual properties – it is the only business loft in Berlin! A super stylish home in the most popular residential area of Berlin. If purchased as an investment, you may be able to receive the tax back (in excess of 19%), in this case €475,000.00, which would result in a net purchase price of €2,500,000.00.
- Getting there: 5 minutes’ drive to the Messe Berlin (exhibition grounds/trade fair centre), 10 minutes’ drive to Berlin’s Tegel Airport, and 15 minutes to Kurfürstendamm (colloquially Ku’damm, the city’s world famous shopping boulevard). The Wasserturm is also easily accessible by public transport with the S-Bahn Westend station within close walking distance.
- Purchase price: 2,975,000 EUR.

4-Bed Altbau Classic Apartment in Monbijouplatz, Mitte
A stunning Altbau apartment in the heart of Berlin with a fabulous view in a unique setting. This would be ideal office space for private businesses such as cosmetic surgeons, doctors, dentists and law firms looking for an exclusive address in the city centre. Built in 1814 and renovated in 1874, this classically styled apartment was the former residence of the extended family and contemporaries of the Prussian royal family and you can really feel its history when you step inside. High ceilings, double doors, cherry parquet flooring and original staircases. It was divided into apartments after the construction of the Hochbahn (now the S-Bahn) and has been fully modernised with aircon and an elevator. It is a very glamourous space and has been rented out to film and TV companies, so brings additional income opportunities.
- Getting there: Monbijouplatz is right in the centre of Berlin (Mitte), one of the most popular residential areas and within walking distance of all the main attractions and transport systems.
- Purchase price: 1,925,500 EUR

“The results of the recent reports aren’t surprising given the level of buyer demand the city has seen over the past few years,” says Achim Amann, co-founder of Black Label Properties. “The growth of the luxury sector here is expanding rapidly, and prices are climbing much faster than anyone expected. We’re seeing larger numbers of international investors who are willing to spend at the very high end of the property market, and that is great for Berlin’s real estate economy.” In 2017 Black Label had a turnover of over 1.3m euros and sold a total of real estate worth over 22 million euros to its German and international customers.
“There has been scaremongering in some of the press and concern about a real estate bubble because of the overheated market but by international comparison Berlin is still cheap. The purchase process is also very comprehensive and buyers have to undergo a thorough credit check. Demand still largely exceeds supply and purchase prices are still well below other large German cities and major European destinations. Berlin is catching up with the rest of the world’s capital cities and there is still plenty of room and potential for growth, so now is a good time to invest in property here.”
