Buying a Micro Apartment in Berlin
Who are they for and are they worth it?
Berlin, 26.07.2019 – There has been quite a lot of buzz in recent years around the growth and development of the micro apartment sector in many large cities across the world – and now they are in Berlin too.
Micro apartments are usually purpose built one-room apartments designed to accommodate all your accommodation needs in an area typically ranging from 14 to 32 square meters. Often the development they are contained within offers communal facilities that add value to the experience of living there.
In truth the micro apartment concept is nothing new. It can be traced back to the ideas of Le Corbusier in the 1920’s of a “Machine for Living In” or the later ideas of the Bauhaus and other modernist architects in Berlin and elsewhere. Apartments at the upper size range have been around since then and simply called “studio apartments”. As space in major cities becomes even more of a premium, the idea is again having its day.
The modern Micro Apartment
The modern micro apartment simply takes this concept into a contemporary setting and further utilises modern design and furnishing to make even better use of limited space. Practically every modern appliance is now available in a “slim-line” version and furniture manufacturers produce scaled down versions of classic items to fit in smaller spaces.
Micro apartments have also been around as “serviced apartments” for students and travellers for some time now. What is changing is that rather than being something you can only rent from a larger developer or operator, micro apartments are increasingly becoming available for individuals to purchase. So, who are they really for?
A Home or an Investment?
For most people, living permanently in a space smaller than 30 square meters is not going to be viable, but that does not mean a micro apartment cannot be a proper home. Indeed, one of the points of buying a micro apartment for someone who may be based in a particular location regularly for an extended period of time is that they can create a really personal space rather than live in something that looks exactly like every other “serviced apartment” you can rent.
A micro apartment can also be both a home and an investment to the same person – somewhere to live in part of the time and rent out to someone else the rest. This can make buying a micro apartment effectively self-financing over a period of time, and provide you with a saleable asset at the end. It might be something a family member might live in while working or studying in Berlin and earning you an income when they are away.
The micro apartment can also work as a pure investment. In Berlin there is significant demand for furnished accommodation from people coming to work or study here and wanting a ready-made place to live while they establish themselves in the city and decide where to live or buy long-term. The growth in the micro apartment sector can actually help relieve the pressure on Berlins’ housing shortage by freeing up other accommodation for long-term occupancy.
