Good management saves you a lot of trouble, especially when finding good tenants. We rent out and manage both furnished and unfurnished flats for varying time periods.

There’s no need for you to be present in Berlin – we’ll take care of your tenants’ needs. Black Label will act as a competent partner at your side who communicates with the property management, service providers, craftsmen and other real estate experts for you – we will always act on behalf of your personal interests.

Achieve a sustainable rental income and retain the value of your property

What’s included in the letting and management service and what does it cost?

PROPERTY MANAGEMENT BASIC PACKAGE

35 € (plus VAT) per month
200 € (plus VAT) one time set up fee

  • Communication with property management, reception and forwarding of mail / emails related to your apartment
  • Registration of your apartment with the local energy suppliers, communication with suppliers, neighbours, etc.
  • Opening of a rental account in your name
  • Receipt of rental deposit and safekeeping
  • Payment of house fees to the property management
  • You pay your bill monthly, quarterly or semi-annually. We’ll transfer the rent to an account of your choice
  • We’ll be the contact person for your tenants.
TAKEOVER OF APARTMENTS FROM DEVELOPER

500 €  zzgl. gesetzl. USt.

  • Inspection and taking over of new build apartments from the developer or seller
  • Documentation of deficiencies -snagging list
NEW LETTING OF YOUR APARTMENT

1.5 x net monthly rent (plus VAT)

  • Organise new rental of your apartment including applications from prospective tenants provided (if desired)
  • Selection of tenants and credit assessment
  • Drafting of contract, handover to the tenant
NEW LETTING OF YOUR APARTMENT – FURNISHED

  • New letting and management of your apartment short term – if already furnished
AUDIT AND HANDLING OF CONSTRUCTION WORK

Flat rate between 10% and 15% (plus VAT) of the cost of the construction work (depending of projects volume)

  • Do you want to remodel or renovate your apartment, install a new kitchen or update other features? We check the costs for clients of whom we manage property for and handle the construction work.
