We have an absolutely incredible and massive two-family house, built around the late ’20s, on offer.
It is located on a 353 m² large plot of the first construction series and is on a fully developed rectangular property. The underlying plot is a battle-axe block. Walking or driving rights do, therefore, not be granted. The house, as according to building experts, has a floor area of approx. 360 m² gross and is distributed as follows: a full basement with an adjoining garage, ground floor with terrace and an upper floor with an undeveloped attic. The area also includes a massive extension above the garage, which notably was completed in 1959. The house is overall in good condition and is partly renovated. It has a saddle roof with concrete roof tiles and insulation since 2004.
Over the course of the years, electrical lines were renewed (2000), bathrooms were renovated and insulated plastic windows were installed (all-around 1990’s and 2009 respectively). The heating and water-heating preparations were decentralized by means of two gas-floor heating systems (i.e. ground floor from 1993, upper floor from 2009).
The entrance of the house is on the garden side and leads right into the first stairwell, which extends and goes over a wooden staircase all the way from the basement to the attic. It is to be noted that, currently, two separate apartments are accessible from this stairwell and that, if necessary, the house can also be used as a detached house. In total, the house has about 130 m ² of floor space, distributed over 4.5 rooms, two kitchens, and two bathrooms. The apartment on the ground floor covers approximately 80 m ² of the floor space with two large dwellings and half a room. In the upper floor there is a 2 room apartment with about 50 m² living space. The features on the ground floor include the kitchen and the two large rooms, a laminated floor in the hallway and carpeting in half of the room. There are also cast iron radiators with plastered pipes, a tile mirror in the kitchen and a bright tiled bathroom with window, corner bath, and towel radiator. The upstairs apartment has similar facilities. Here you will also find plank floors, a tiled bath with window, renovated in 2009, and a kitchen with a tile mirror. Additional usable space is available in the basement. This is divided into several rooms, including a laundry room, and extends over about 75 m². The same floor space is also available in the still undeveloped attic. The garage on the right side of the house is slightly below the street level and is about 4 × 8 meters. In addition to the front garden, there is also a small garden behind the house. Here you will find the approximately 15 m² large terrace, which is off the ground floor apartment and facing south.

The property is located north of Marzahn, in the Biesdorf district, and is surrounded by a great number of parks and green spaces. The surroundings are mostly quiet and calm, with only a couple of small multi-family houses around. Recreational areas, such as the Biesdorf Castle Park, the formerly known BUGA grounds aka „Gardens of the World“, and the Wuhletal, with its almost 14 km long hiking trail, are all nearby. Schools, doctor offices as well as a number of shopping facilities and service companies are only a short distance away. Along the Märkische Allee and the Allee der Kosmonauten, you will find some lovely furniture and DIY stores, as well as electronic and discount shops. To get to these, you will need approximately fifteen minutes. The house is also well-connected to public transport, with bus 192 and tram lines M8 and M18 only being about 5 minutes away by foot. S-Bahn station Springpfuhl (S7/S75) and the S-Bahn station Biesdorf (S5) are only about 1.7 km away. To get to the immediate center of Berlin, you will need about 30 minutes and about 20 minutes to get to the Berliner Ring (Marzahn or Hellersdorf exit).
