The 1920s villa was restored and redesigned by the award-winning interior designer Yasmine Mahmoudieh.

Villa Friedenau is located on a quiet side street in Berlin-Schmargendorf, Charlottenburg-Wilmersdorf surrounded by greenery and historic old buildings from the late 18th and early 19th centuries. With its stylish burgundy façade, Mahmoudieh’s villa blends harmoniously into this desirable neighbourhood and is a beautiful live/work space.
In the 1920s, a well-known industrialist’s wife commissioned a star architect to build the villa. Berlin celebrities and stars such as Marlene Dietrich and Kurt Weil regularly met there at evening soirees and tea parties. The internationally active designer who has Iranian roots was fascinated by this flair at first glance. Gradually, Yasmine Mahmoudieh has transformed four floors into an exquisite design studio and her own home, where she lived for six years before moving to London.
“For me, the villa is a very special place that radiates peace and grandeur at the same time. I wanted to create a modern but timeless style. I love the juxtaposition of new and old. My vision was to combine the classic heritage with modern interiors. For example, I restored the beautiful red ceiling in my former conference room and all the original old wooden windows that characterize the beauty of the house. I gave the façade back its original colour. Special characteristics are also the central wooden staircase, which connects all floors with each other, as well as the oval stone stairs, which lead into the garden and to the external architecture. The garden surrounds the house, which is rare today,” says Yasmine Mahmoudieh on her inspirations for the extraordinary villa.

The villa has four designer apartments with spectacular interior design and high-quality fittings. At 709 sqm each, the apartments bear the signature of Mahmoudieh’s international team of architects and designers. The versatile designer put a lot of love into the extensive renovation of the entire villa, including the roof, the facade and the technology. With high-quality stainless steel water pipes and an alarm system on the ground floor, 1st floor and 2nd floor, the villa now offers state-of-the-art technical comfort. Furthermore, all the apartments are equipped with the bus system for Smart Home, an ultra-modern and intelligent building technology.
A special trademark of Mahmoudieh are their designed kitchens with beautiful coloured glass. In order to create unusual shapes in the bathroom and kitchen, high-quality mineral materials from Hi-Macs and Dornbracht were used as surface materials. The kitchens and bathrooms of the four living units are each individually designed with innovative colour compositions. The tiles of the bathrooms look oriental with clear, well thought-out structures. The whole villa is a feast for the senses and invites you to feel good and let your imagination run wild! Yasmine Mahmoudieh has truly succeeded in transporting the zeitgeist of the 1920s into the modern age.
“I completely gutted the house because it was previously used as an office. All floors are completely repainted. I also redesigned the garden, which used to be a concert parking lot. Many small rooms have been converted into single large rooms and the bathrooms are all completely renovated. The materials used are allergy tested as I am a bit allergic. The villa has more of an Italian flair for me and the colour Burgundy, which is a very warm tone, inspired me to use red colours. The red showcases in the kitchen were made by a Bavarian interior designer, with whom I designed many hotels all over the world.”
A versatile villa for live/work and events
The luxurious apartments on the 1,170 m² property with a garden and renovated garden house have the potential for various uses, including as residential units, office rentals, long-term rentals or short-term rentals with the support of well-known platforms. The property has a flat roof which allows the new owner to create a roof terrace of up to 90 m². Purchase price – 4,900,000 EUR.
“I designed two ‘Bisazza’ bathrooms, one of which was for my children. The beautiful fireplace with a special glittering finish, which I also used for the award-winning ski hotel “The Nevai” in Verbier, is a design of mine. This place has a unique character that you won’t find in many Berlin villas anymore. Even in London, where I now live, there are so many faceless expensive villas that do not convey the same charm. The large interior staircase and the special exit on the west side of the garden are rare to find and too expensive to build. The south side with the berry and rose bushes is one of my favourite corners”, the owner enthuses about the mix of nostalgic-modern lifestyle in the villa.
